Constructions that are built carelessly, do not ensure quality, old buildings… often have water seepage, seepage through walls, seepage through roofs and ceilings. causing many inconveniences for homeowners, especially during the rainy season.
In theory, in a house, almost any place can be waterproofed due to environmental impacts. A little bit of water on the roof, the joints of the corrugated iron roofing screws, the button gap between the door frame and the wall… Once there is a small leak, waterproofing begins to be an “arduous journey”.
Most construction and finishing materials (concrete, tiles, tiles…) have tiny holes on the surface and cracks caused by affected by the environment and the construction and use process. From those “needle holes”, changes in weather can cause future leaks.
Leakage: phenomenon, causes and solutions
Phenomenon:
On the ceiling, there are many crow’s feet cracks, the ceiling is discolored, yellowed, and in some places there is water dripping down.
Cause:
Roof and floor leaks are mainly due to the roof and floor being old, cracked, exposed or having water stagnant for a long time. In apartment buildings, if there is a leak from the ceiling or from the bathroom on the upper floor, waterproofing is quite difficult and can only be temporarily fixed.
Waterproofing solution to overcome disadvantages:
The leakage from the apartment ceiling mainly comes from the toilet area or water tank of the houses on the upper floors. If the ceiling is just stained yellow, you can use waterproof paints that dry quickly in one or two hours.
In case the ceiling is heavily water-logged causing leaks, there must be a waterproofing solution by removing the tile layer of the floor in the flooded area. Then cover the surface with a layer of fiberglass and waterproofing adhesive. Finally, apply a layer of cement and tile back as before.
On leaky roofs, a number of measures can be applied such as filling cracks in gutters, umbrellas, and terraces with a mortar mixture including cement. cement, sand and waterproofing material with a thickness of at least 1cm; Check the drainage pipes to prevent water from draining directly into the top, wall surface or joints between the roof, wall and windows.
At the crack point between the top of the wall and the roof, when not effectively sealed, use thin aluminum sheets to cover the crack from water. Roof leaks are also caused by shallow gutters. When there is heavy rain, the water cannot drain quickly and overflows onto the roof. In this case, it is necessary to replace deep gutters or add drainage holes under the overflow location.
It is also possible to cover the roof surface with closed formwork, then pour in cement mortar. The cement mortar will soak into the concrete surface through the voids, when it condenses. These voids will be filled to make the concrete solid again. The surface should then be re-treated with refined cement mortar mixed with waterproofing additives.
